8020REI’s Targeted Message Groups feature is designed to enhance your direct marketing efforts by personalizing communication based on the seller’s specific situation. By aligning your message with the seller’s distress or demographic, you can build more trust and improve your response and conversion rates.


Why Use Targeted Message Groups?

When sellers see testimonials or content that reflect their own situation, they are more likely to relate, respond, and trust your offer. With this feature, you can easily send customized messages and postcards to match each seller's condition.


Available Seller Groups

Properties are automatically assigned to one of six Targeted Message Groups based on their data. These groups are assigned using a cascading logic — if a property matches multiple criteria, it is assigned to the group with the highest priority:

Example: If a property is both Absentee and Pre-Foreclosure, it will be assigned to Group 2: Financial due to higher priority.

  • Group 1 (Probate): “We helped Maria settle her family’s estate quickly and respectfully.”

  • Group 2 (Financial): “John was behind on taxes and about to lose his home — we stepped in with a fast, fair offer.”

  • Group 3 (Absentee): “We work with landlords who are tired of managing rentals from a distance.”
