The 8020REI Score is a dynamic, proprietary metric ranging from 0 to 1000, designed to help real estate investors evaluate and prioritize property opportunities with precision. It combines two foundational scoring models within the 8020REI platform:
Likely Deal Score – Measures the motivation level of the seller based on distress signals.
BuyBox Score – Measures how closely a property aligns with your defined investment criteria.
Together, these two components deliver an aggregate evaluation that reflects both urgency and strategic fit.
Overview
Each property is automatically assigned an 8020REI Score based on:
How likely the seller is to sell (distress indicators like vacancy, equity, preforeclosure, etc.).
How well the property matches your BuyBox (ZIPs, property type, ownership years, LTV, etc.).
The closer the score is to 1000, the more attractive the property is both in seller motivation and investment alignment.
Understanding the Scoring System
Score Type | What It Measures | Range |
---|---|---|
BuyBox Score | Strategic fit with your investment criteria | 0–100 |
Likely Deal Score | Motivation/distress level of the seller | 0–100 |
8020REI Score | Combined fit + motivation | 0–1000 |
Scores are automatically calculated and updated during each monthly refresh cycle or after BuyBox changes.

FAQs & Common Clarifications
What if a high score doesn't get a response?
Even high scoring properties won’t always respond. The score signals data based potential, but actual results still depend on your timing, messaging, and marketing channel.
Can I adjust the weight between BuyBox and Likely Deal?
The score is system generated. If it doesn’t reflect your priorities, you can work with your Customer Success Manager to adjust your BuyBox or lead segmentation strategy.
