We classify properties into three strategic categories Urgent, High, and Low using the property's 8020REI Score, which combines both the Likely Deal Score and BuyBox Score.
Urgent Category
This group includes your top-priority leads.
Based on:
The top 5% of all properties in your list, or
25% of your minimum marketing goal, or
Properties with an 8020REI Score of 746+
The most restrictive condition of the three determines the final number of properties in this category.
These are the properties you should contact first they are most aligned with your strategy and show strong motivation to sell.
High Category
These properties have strong potential, but fall just below the Urgent threshold.
Based on:
The higher value between:
Your remaining marketing goal (after Urgent) ÷ 2,
Properties with scores above 545, or
The top 20% of remaining (non-Urgent) properties
These are ideal for follow-up campaigns or secondary outreach strategies.
Low Category
The Low category includes the remaining properties needed to meet your maximum marketing goal after Urgent and High are accounted for.
These leads may require more nurturing or be suitable for longer-term strategies.
They are still relevant — especially in less saturated markets or niche campaigns.
How the Selection Works

Prioritize the highest scores first
Remove duplicate mailing addresses (only one per household)
Favor individual ownership over corporate when scores are tied
