1.Components of the Property Score
Each property is evaluated using three key metrics:
Likely Deal Score (0–100)
Measures seller motivation based on distress indicators such as:
Foreclosure
Divorce
Bankruptcy
High Equity
Absentee ownership
Vacancy
And more...
BuyBox Score (0–100)
Measures how closely a property matches your investment criteria, including:
ZIP code
Owner type
Property type
Years of ownership
Year built
LTV ratio
If a property has a BuyBox Score of 0, it will not be assigned an Action Plan — even if its Likely Deal Score is high.
Final Score (8020REI Score) – Ranges from 0 to 1000
This is a composite score generated from both the Likely Deal Score and the BuyBox Score. It determines a property's overall value within your investment strategy.
Where to See Property Scores
You can view each score directly from the Property View in your domain. If any score is missing from your columns, simply enable it via the display settings.
How Action Plan Categories Are Assigned
The final 8020REI Score, along with your marketing goals, is used to determine a property's category:
