Your BuyBox is the foundation of your marketing strategy within 8020REI. It defines the types of properties, owners, and geographic areas you want to target. This guide explains how it’s set up, what each section means, and how our team validates your BuyBox to ensure the best lead quality.


What Is the BuyBox?

The BuyBox is a custom profile built around your acquisition criteria. It helps us:

  • Filter property and owner data to match your goals

  • Automate fulfillment campaigns (e.g., Direct Mail, SkipTrace)

  • Provide strategic recommendations based on market fit

It includes attributes like:

  • Property types (SFH, MF, Vacant Land, Commercial)

  • Location filters (state, county, zip code, polygon boundaries)

  • Owner criteria (absentee, years owned, equity, deceased)

  • Distress indicators (pre-foreclosure, probate, liens, etc.)


BuyBox Setup: What We Need From You

Your CSM will work with you to define your BuyBox during onboarding or when expanding into new markets. You'll be asked about:

  • Property types and sizes (e.g., 2–4 unit multifamily, 1,000–3,000 sqft)

  • Target geography (we can use zip codes, counties, or map drawings)

  • Owner types and flags (absentee, deceased, high equity, corporate-owned)

  • Exclusions (e.g., HOAs, tax sale lists, condos)

How We Validate Your BuyBox

Once we receive your criteria, our team will:

  1. Translate it into data filters within our system.

  2. Run sample counts across different counties or markets.

  3. Spot-check 15–25 properties to confirm the output matches expectations.

  4. Send you a validation file for review (optional but recommended).

If issues are found, we’ll iterate together until the results are aligned.


When to Update Your BuyBox

You should request a review or update if:

  • You expand into a new state or county.

  • Your strategy shifts (e.g., you go from single-family to land).

  • You start receiving leads that don’t fit your needs.

  • You want to test new filters or distress profiles.
