What Is Z-Value?
Z-Value is an automated home value estimate generated using publicly available real estate data and market information.
It provides a quick reference point for estimated property values within a dataset and can help support investment analysis when reviewing potential opportunities.
Z-Value is:
An automated valuation model (AVM)
Based on property data and market trends
Delivered directly within your property dataset
Z-Value is not:
❌ A formal property appraisal
❌ A certified valuation
❌ A guaranteed market price
It should be used as a reference tool to assist with property evaluation and deal analysis.
How Z-Value Is Delivered
Once processed, the Z-Value estimate is included directly within your property dataset.
You will see it as a dedicated column labeled “Z-Value” inside your file.
This allows you to:
Quickly review estimated property values
Compare properties within your dataset
Use the information to support acquisition analysis
Pricing
Z-Value processing is priced based on the number of records included in the dataset.
Cost: $2.50 per 1,000 records processed

Pricing is calculated based on the total number of properties included in the file.
Request Timing
To ensure Z-Value estimates are included in your dataset, the request must be submitted before fulfillment begins.
Recommended timing:
At least 7 days in advance
Minimum 5 business days before fulfillment
This lead time allows the data to be processed and included in the final dataset delivery.
If the request is submitted after fulfillment has started, the Z-Value may not be included in the initial delivery and could require a separate processing request.
