What Happens During Import?

We run a complete data cleaning and enhancement process that includes:

  • Removing duplicate properties
  • Standardizing addresses using USPS formatting
  • Verifying vacancy status with recent USPS data
  • Calculating and updating absentee distress points
  • Ensuring ZIP code accuracy
  • Completing owner names when only partial names are provided

? How We Identify Absentee Owners

Absentee owners don't live at the property they own. We compare the property address to the owner's mailing address:

  • Level 0 - Owner Occupied: Same addresses = 0 distress points
  • Level 1 - In-State Absentee: Different addresses, same state = 1 distress point
  • Level 2 - Out-of-State Absentee: Different states = 2 distress points

Required Fields for Accurate Detection

To ensure proper absentee analysis, your import file should include:

  • Complete property address (street, city, ZIP, state)
  • Complete mailing address (street, city, ZIP, state)
  • Owner occupied status (if available)
  • Owner's first and last name

Absentee owners are often more motivated to sell, especially out-of-state owners:

  • Level 1 Absentee: Good for local offers or maintenance-reduction messaging
