What Happens During Import?
We run a complete data cleaning and enhancement process that includes:
- Removing duplicate properties
- Standardizing addresses using USPS formatting
- Verifying vacancy status with recent USPS data
- Calculating and updating absentee distress points
- Ensuring ZIP code accuracy
- Completing owner names when only partial names are provided
? How We Identify Absentee Owners
Absentee owners don't live at the property they own. We compare the property address to the owner's mailing address:
- Level 0 - Owner Occupied: Same addresses = 0 distress points
- Level 1 - In-State Absentee: Different addresses, same state = 1 distress point
- Level 2 - Out-of-State Absentee: Different states = 2 distress points
Required Fields for Accurate Detection
To ensure proper absentee analysis, your import file should include:
- Complete property address (street, city, ZIP, state)
- Complete mailing address (street, city, ZIP, state)
- Owner occupied status (if available)
- Owner's first and last name
