Will the Absentee Distress Be Updated During the Import Process?
Yes. When you import data into 8020REI—whether from our system or an external source—we automatically validate and update key seller signals, including absentee ownership status. This process helps ensure your list is clean, accurate, and optimized for high-conversion outreach.
What Happens During the Import?
As part of the import process, we run a full data standardization and enhancement routine. This includes:
Eliminating duplicate properties
Standardizing property and mailing addresses using USPS formatting
Verifying vacancy status based on the most recent USPS delivery data
Calculating and updating absentee distress points
Ensuring ZIP code accuracy for geographic targeting
Generating full owner names (if only partial names are provided)
How Absentee Distress Is Identified
Absentee owners are those who do not live at the property they own. We determine this by comparing the property address to the owner’s mailing address.
Classification Levels:
Level 0 – Owner Occupied
The mailing and property addresses are the same (or OwnerOccupied = True)
→ 0 distress pointsLevel 1 – In-State Absentee
The mailing address differs from the property address, but both are in the same state
→ 1 distress pointLevel 2 – Out-of-State Absentee
The mailing address is in a different state than the property
→ 2 distress points
If a mailing address is initially missing and defaulted to the property address, it is still considered absentee. However, we're actively refining this logic for improved accuracy.
Required Fields for Proper Detection
To ensure the absentee analysis is applied correctly, make sure your imported file includes:
Property Address (street, city, ZIP, state)
Mailing Address (street, city, ZIP, state)
OwnerOccupied status, if available
First and Last Name of the owner (or full name in one field)
If any of these are missing, our system may not be able to apply absentee logic accurately.
Why Absentee Distress Points Matter
Absentee owners—especially out-of-state—are often more motivated to sell, making them a valuable segment for targeted marketing.
Level 1 Absentee owners are ideal for local offers or maintenance-reduction messaging.
Level 2 Absentee owners may respond well to messaging that emphasizes ease of property management or local market trends.
These points feed into your broader Distress Score, helping prioritize which properties may be more ready for a conversation.
Notes for External Data Imports
This process applies to 8020REI lists and external lists you import. For external files:
Ensure address fields are complete and accurate
Coordinate with your Account Manager for a file review before import if needed
Incomplete or mismatched addresses may reduce the accuracy of absentee scoring
