This guide explains how to assign tags to specific properties in bulk using an import file. Tagging helps categorize and filter properties efficiently across marketing, fulfillment, and operational processes.

? Purpose

The primary goal of this import is to assign one or more tags to a list of properties. These tags allow you to:

  • Segment properties for campaigns
  • Flag special cases (e.g., Skiptraced, Audantic, DNC, Litigator)
  • Improve tracking and reporting across workflows

Import Requirements

To ensure a successful import, your file must meet the following requirements:

RequirementDescription
File Format.CSV (recommended) or Excel .XLSX
Row LimitMaximum 50,000 rows per file
Required FieldsProperty Address, Property Zip
Tag ColumnsInclude one or more columns named Tag, Tags, or specific tag names
Matching LogicTags are assigned using a combination of Property Address + Zip Code

You can use multiple tag columns (e.g., Tag1, Tag2) or a single Tags column with comma-separated values.

Step-by-Step Instructions

? Step 1: Prepare the Import File

Create a spreadsheet and include:

  • Property Address
  • Property Zip
  • One or more tag columns (e.g., Tags, Skiptraced, Vendor Tag)

Example:

Property AddressProperty ZipTagsVendor
123 Main St90210SkiptracedAudantic
456 Elm St33101Litigator, EstatePropStack

Important: If you're using a single Tags column, separate multiple tags with commas (e.g., Tag1,Tag2) — do not add spaces before or after the comma.

Step 2: Save the File

  • Save the file as .CSV
  • Ensure there are no blank cells in the required fields

Step 3: Upload the File

  1. Log in to your domain: yourdomain.8020rei.com
  2. Navigate to Properties → Import Property
  3. Click "Import File"
  4. Select your file and upload

Step 4: Submit the Import

  • Confirm the import
  • The system will match properties by Property Address + Zip Code
  • Tags will be assigned automatically to matched properties

?️ Tag Behavior

  • Non-destructive: Existing tags will not be removed or overwritten unless the import uses the same tag name
  • Flexible: You can re-import the same property with new tags at any time
  • Additive: Tags from new imports will be added to the current list of tags

Post-Import Validation

To verify your import:

  1. Go to the Properties tab
  2. Open the Filter panel
  3. Search by the tag name (e.g., Tag = Audantic) to view all properties with that tag
  4. This helps confirm the tagging was applied correctly

Tag Usage Across the Platform

Tags can be used to:

  • Trigger or exclude properties from Action Plans
  • Segment direct mail and skip trace lists
  • Track vendor performance (e.g., Audantic, Launch Leads)
  • Filter by DNC, Litigator, or custom internal classifications

Ensure that the tag name used in your import matches exactly with any filters or workflows configured in your system.
