Targeted Messages let you send one-time SMS blasts to specific segments of your property list -- outside the regular Action Plan cadence. Use them for time-sensitive outreach, seasonal campaigns, re-engagement of cold leads, or testing new messaging angles on a controlled audience.

When to Use Targeted Messages

Action Plans handle your ongoing automated outreach. Targeted Messages are for situations where you need to reach a specific group with a specific message at a specific time, independent of their Action Plan status.

Time-Sensitive Deals Notify a specific geographic segment about an upcoming auction, a market shift, or a limited-time buying program.
Re-Engagement Reach back out to contacts who went cold or did not respond to initial Action Plan sequences.
Message Testing Test a new messaging angle on a small segment before rolling it into your Action Plan templates.
Seasonal Campaigns Year-end tax motivation, spring selling season, or holiday-themed outreach to specific distress types.

How to Create a Targeted Message

  1. Navigate to the Targeted Messages section in your dashboard.
  2. Click New Targeted Message.
  3. Select your audience by filtering on Action Plan tier, distress type, geography, property type, or any combination of available filters.
  4. Write your message. Follow the same best practices as Action Plan templates: use merge fields, write conversationally, avoid flagged phrases and links.
  5. Choose your send method: immediate or scheduled for a specific date and time.
  6. Review the audience count and message preview, then confirm.

Targeted Message Groups

For recurring campaigns or complex audience definitions, save your filter criteria as a Targeted Message Group. Groups let you define an audience once and reuse it across multiple campaigns without rebuilding filters each time.

Groups are dynamic -- the audience updates automatically as new properties enter your list or existing properties change status. When you send a Targeted Message to a Group, it reaches the current members at that moment, not a static snapshot.

Create a Group Define your filter criteria (e.g., "Urgent tier + Pre-Foreclosure + Harris County") and save as a named Group.
Reuse Across Campaigns Select the Group when creating a new Targeted Message instead of rebuilding filters manually.
Monitor Performance Track delivery rate, response rate, and conversion across campaigns sent to the same Group to measure messaging effectiveness over time.

Best Practices

  • Do not over-message. Targeted Messages add volume on top of Action Plan outreach. Be mindful of total contact frequency to avoid opt-outs.
  • Segment tightly. A targeted message to 200 highly relevant contacts outperforms a blast to 2,000 loosely filtered ones.
  • Track and iterate. Use delivery and response rates to refine your messaging and audience criteria for the next campaign.
  • Respect opt-outs. Contacts who have opted out of SMS will automatically be excluded from Targeted Messages.

Reminder: Targeted Messages are one-time sends. For ongoing automated outreach, configure your Action Plans instead. Use Targeted Messages as a supplement, not a replacement.
