Refresh Cadence

Data is refreshed weekly. Processing runs Sunday; updated files are available on your configured domain by Monday. This means your lists reflect ownership changes, new distress filings, and score recalculations from the prior week — not stale data from 30 or 60 days ago.

Your first delivery typically arrives within 10 business days of onboarding completion. After that, the weekly cycle runs automatically.

What Each Delivery Includes

Every file contains the full picture your team needs to prioritize outreach without manual research:

Property details — Address, property type, bedrooms, bathrooms, square footage, lot size, year built, estimated value, and equity position.
Owner information — Owner name, mailing address (including absentee detection), ownership duration, and corporate vs. individual classification.
Distress signals (the 5 D's) — The indicators that separate motivated sellers from everyone else:

Death — Probate filings, inherited properties, estate sales
Divorce — Divorce proceedings that often force property liquidation
Delinquency — Tax delinquency, pre-foreclosure, foreclosure filings
Downsizing — Vacant properties, absentee owners, senior ownership indicators
Disrepair — Code violations, condemned status, deferred maintenance signals
Likely Deal Score — A composite score that ranks properties by probability of conversion. This lets your team prioritize the top of the list without manual analysis — callers work the highest-probability leads first.
BuyBox match score — How closely each property matches your configured BuyBox criteria. Properties scoring highest are the best fit for your specific investment strategy.

Delivery Format

Files are delivered through your configured data domain and formatted for the marketing channels you selected during onboarding. Whether you run direct mail, cold calling, SMS, or all three, the data arrives segmented and ready to load into your systems.

What Weekly Updates Capture

Each weekly refresh picks up real changes in your market:

New properties — Recently filed distress events, new listings that match your BuyBox, and ownership transfers that create new motivated-seller opportunities.
Ownership changes — Properties that changed hands, new absentee owners, and corporate-to-individual transfers.
Distress status changes — New foreclosure filings, tax delinquency updates, probate progressions, and code violation additions or resolutions.
Score recalculations — Likely Deal Scores and BuyBox match scores updated to reflect the latest data and any Feedback Loop refinements from your submitted results.

What Is Not Included in Standard Delivery

Skip trace results — Phone numbers and additional contact data are a separate service. Ask your CSM about adding skip trace to your plan.
Direct mail execution — We provide mail-ready data, but printing and mailing are handled through separate channel services.
