AVM (Automated Valuation Model)

A statistical model that estimates property value using public data such as comparable sales, tax assessments, and property characteristics.

BuyBox

Your configured acquisition criteria — ZIP codes, property types, value ranges, equity thresholds. Properties matching your BuyBox receive higher scores.

BuyBox Score

A 0-100 metric measuring how closely a property matches your BuyBox criteria.

Code Violation

A recorded municipal infraction indicating the property does not meet local building, safety, or zoning codes. Strong distress signal.

Decision Maker

The person with authority to sell the property. Primary target for negotiations.

Direct Mail

Physical mail (letters, postcards) sent to property owners as part of an Action Plan.

Distress Indicator

DNC (Do Not Contact)

A permanent designation that removes the contact from all outbound communication. Legally binding.
